Musi Rejuvenation Project Faces Land Acquisition Resistance

Land acquisition hurdles are slowing the Telangana government’s Musi River rejuvenation project along its initial 21-km stretch from Osmansagar-Himayatsagar to Bapu Ghat, as reported by Telangana Today. Nearly 500 property owners across Gandipet, Narsingi, and Golconda mandals are strongly opposing the government’s Transferable Development Rights (TDR) offer. Instead, residents and landowners are demanding cash compensation at four times the registration value or ready-to-occupy residential flats before work can proceed.

The initial phase targets a 21-kilometer stretch extending from the Osmansagar and Himayatsagar reservoirs to Bapu Ghat, where the government plans to construct the Gandhi Sarovar project at Triveni Sangamam. While the Ministry of Defence agreed to transfer 80 acres of land in Langer Houz, officials must acquire an additional 120 acres from nearly 500 private property owners across the Gandipet, Narsingi, and Golconda mandals.

According to media reports, landowners near Musi river have formally submitted objections to the notices issued by the Revenue Department. Apartment associations, local farmers, and residential owners have expressed strong reluctance to hand over their land without revised compensation terms.

Compensation Musi Desputes Disputes Between Authorities and Property Owners:

To minimize the financial burden of direct cash payouts, state authorities have promoted Transferable Development Rights (TDRs) as the primary compensation package. However, this proposal has drawn sharp criticism from a majority of affected property owners who consider TDRs financially unviable.

Landowners puts three alternative demands:

  • Cash Compensation: Direct cash payouts calculated at four times the current government registration value.
  • Ready-to-Occupy Flats: Rehabilitation housing units provided immediately upon property surrender.
  • Alternative Plots: Allocated open plots suitable for constructing independent three-bedroom residential structures.
  • The divergence between the state’s TDR-focused strategy and the financial demands of affected residents has placed district officials in a tight position, stalling tender floating for phase-one execution.
